I would like to offer you the historical Josephine Villa (“Willa Józefina”), situated in Milanówek (Poland), at ul. Piasta 13 for direct sale.
General information. The villa, designed by Anders, was built in 1905. It is a large, eclectic-style building with three storeys including a full basement, featuring some neo-Renaissance elements and a tower containing a staircase. The tower is topped with a decorative cupola, covered with titanium plate tiles. The front of the building features an impressive terrace and a balcony supported by cast iron columns. On the entrance side the building is decorated with a Swiss-style two-storey wooden loggia. The building has numerous decorative cornices and window frames. Both the plot and the building are listed and are exempt from the real estate tax.
Area. The plot on which the building is situated is square-shaped and covers the area of 2,325 sq. m. The plot contains old pine trees and an oak.
The villa is a three-storey building with a full basement and large windows.
The usable floor area of the basement is ca. 141.50 sq. m. The total area of the basement is 166.30 sq. m.
The usable floor area of the ground floor is ca. 149.50 sq. m. The total area of the ground floor is ca. 167.94 sq. m.
The usable floor area of the first floor is ca. 120.00 sq. m. The total area of the first floor is ca. 166.3 sq. m.
The total usable floor area of the building is ca. 420 sq. m., and the total area is ca. 500 sq. m.
The real estate could be used as a residence or as company offices. Naturally, it may also be used for residential purposes. The usable area may be rearranged to form an attic, while the basement may be adapted for recreational purposes.
Building condition. The building has been renovated. The thorough renovation was completed in 2005. Currently, the building requires finishing of the interiors and designing according to one’s individual needs. The renovation works comprised new vertical and horizontal insulation, new ceilings, new lintels, a new rafter framing and a new titanium roof covering. The wooden loggia and the terrace were reconstructed and a thorough renovation of the facades was carried out. The renovation was supervised by a monument conservator. No installations have been laid inside the building. Partition walls have been pulled down to enable interior redesign. The building has been connected to utilities: water, power, sewage systems; gas is supplied to the plot.
